All property owners in Northridge Heights (NRH) are members of the NRH Property Owner’s Association (POA) and each property owner pays annual dues to the POA. This includes owners of single-family homes, townhomes, apartments, and commercial entities. Membership in the association is automatic and nonseverable. Annual dues cover general neighborhood upkeep of association-owned public areas. The current dues rate and information about what the annual dues cover is detailed below.
Annual dues
- Dues are billed annually on March 1.
- Dues are currently $165 per year but will be pro-rated at closing based upon purchase date.
- Dues are payable to the Northridge Heights Property Owners Association.

What Do the Annual Dues Cover?
- Lawn care for designated common, association-owned areas, i.e. designated green spaces and walking
paths. This includes mowing, trimming, fertilizer and weed control applications for these designated
areas. - Snow removal for designated, association-owned public areas, including those sidewalks that are
association-owned. - Property taxes on association-owned, taxable land.
- Maintenance of the five ponds/water detention basins and any associated fountains.
- Maintenance of entrance signage and landscaping.
- Liability and director and officer’s insurance for the association and volunteer board.
- Administration, accounting, and legal fees.
- Miscellaneous fees as agreed upon by the governing body and membership.
